Ernst-Merck-Straße 9 in Hamburg
alstria acquired the 17,600 sqm asset in 2006 from the City of Hamburg. The historical building is located in the direct vicinity of Hamburg’s main train station. At the time of purchase the office space was occupied by the City of Hamburg, while the low-end retail tenants and a bankrupt cinema did not meet the character of this historic building.
Since alstria acquired the building it has completely restructured the retail area, introduced a new retail concept across the building, including the award winning Mutterland delicatessen store. The restructuring enhanced not only the asset itself, but the whole area around it. Another milestone in the development of the Bieberhaus was the entry of the famous Ohnsorg Theater, for which alstria built a new theatre and allowed Ohnsorg to move out of the Kaisergalerie building. The new leasing contract has a 20 year lease-term.
The refurbishment of the Bieberhaus asset was awarded building of the year award by the AIV Architekten- und Ingenieurverein Hamburg e.V. for the year 2012.
