Brick and Brain
Amsinckstraße 34 in Hamburg
The seven-floor office building is located in the centre of Hamburg between the Kontorhausviertel, HafenCity and the City Süd. Due to the very short distance to Hamburg’s main station the office skyscraper is perfectly located in regard to public and individual transport.
The property was built in 1993 by Freie und Hansestadt Hamburg and contains approximately 6,500 sqm of total rental space as well as a basement parking area of 64 parking spaces.
After several years of governmental utilization the property does not meet the requirements of a modern office building for which reason the entire building is due to be undertaken an extensive refurbishment. The building will lose its ancient appearance and will additionally change from a single tenant to multi-tenant utilization with totally new office areas which will adapt to the current standards. A generous foyer with new lighting design creates a comfortable atmosphere whilst entering the building. The main staircase core contains two elevators enabling the access to the office floors as well as to the parking spaces on basement. The technical equipment will be restored entirely, too. An advantage of the rental areas is the flexible leasing. The rental areas vary from smaller areas of 150, 260 and 600 sqm up to an entire floor which contains 940 sqm. The focus is being set on the flexibility and modernity of the offices including a high design standard. The entrance, conference areas, offices with cell and/or open space structure and pantries altogether provide a modern work environment with a high private or communication level.
One highlight of this building is the roof terrace on 7th floor which is accessible for all tenants.
The refurbishment is expected to be finished by the end of 2018. Leases are possible Q1/2019.
