We Buy and Manage

Our strategy is not to buy and sell. It is not to buy and hold either. Our real estate strategy is to buy and manage our assets. As such, asset and property management are key operation areas for alstria. These functions are - or in the case of the property management are in the process of being - fully internalized by alstria. Our asset and property management team job is to be as close as possible to the assets and their local markets. Comprehension of the asset, its strength and weakness and anticipation of the changes in the environment are the keys for a strong asset operation. Despite the long-term nature of our leases, we do review the operational plans of our assets on a regular basis. This allows us to optimize our cost-return structure and optimize operational costs for our tenants.

All the high added value transactions of alstria (lease-up, redevelopment, sale etc.) are either made possible, initiated, or executed by our asset and property management team. Anybody can buy and hold real estate assets. All it takes is enough capital to buy, and a bank account to cash in the rent. To buy and manage takes additional skills. Skills we have been constantly building over time.
